New luxury condos are planned to open near the Bill Snyder Family Stadium, along with a steakhouse, café, small park, brewery and a luxury hotel to create more business partners and jobs, according to The Edge District’s website. The opening date has not been released.
According to The Edge District’s website, the goal with this area is to create a new social hub near Kansas State and bring an urban experience to Manhattan.
Champions Gate, the name of the luxury condos, will sit at the corner of College Avenue and Kimball Avenue, just across the street from the Bill Snyder Family Stadium. According to the website, the K-State foundation is preselling units, starting at almost $500,000 and ranging to $1 million for a two-bedroom unit.
The perks included with these new condominiums include their close proximity to the athletic venues, a new brewery, a steakhouse, a food truck plaza, a new luxury hotel, a new livestock competition arena and a small park with football turf.
Despite Champions Gate bringing a new modern experience to Manhattan, some K-State students feel that the addition is not necessary right now.

“While I don’t think it’s necessary, I think people will enjoy it anyway,” Brooke Grauerholz, sophomore in business management, said. “I think it could replace other businesses in town and put them out of business. The city and campus should focus on more affordable things for students to do other than go to the bars.”
Addy Theut, sophomore in criminology, said she thinks other issues in the community are more pressing than building Champions Gate.
“I don’t think luxury condos are necessary for Manhattan right now; it is a small town with mainly college students, and most of us wouldn’t be able to afford luxury condos,” Theut said. “I do think there would be a good amount of people that would like this and would go to a new hotel, but the main issue is that college students and the people in Manhattan need more affordable housing right now.”
The Edge District declined to comment on the motivation behind the Champions Gate condo project.

Who will own these properties? KSU Foundation or Investors?
Is this development replacing what was previously planned for the corner of 17th and Anderson?
